Closing Cost & Land Transfer Tax Estimator
The bill that shows up after "sold."
Get a realistic estimate of what you'll actually pay on closing day — beyond the purchase price — so there are no surprises when your lawyer sends the final number.
Why this matters
Most first-time buyers budget for the down payment and stop there. But closing day comes with its own bill, separate from the purchase price — land transfer tax, legal fees, title insurance, an inspection — and it's due in cash, on top of everything else. People are regularly caught off guard by this, sometimes by thousands of dollars.
Land transfer tax is usually the biggest surprise. It's a tax the government charges you for buying the property, calculated on a sliding scale — and if you're buying in Toronto, you pay it twice: once to the province, once to the city.
Running the numbers ahead of time means you know your real "cash needed to close" figure, not just the down payment — so you're not scrambling to find extra money in the final days before you get the keys.
The Purchase
Toronto's municipal tax mirrors the provincial brackets up to $3M, then uses Toronto's own luxury-home rates above that (current as of April 2026).
Cash Needed to Close
What these numbers mean
Ontario properties only — other provinces (BC, Alberta, Quebec, etc.) use different land transfer tax rules entirely and aren't modeled here. Estimates only; confirm exact figures with your real estate lawyer before closing.
