5-Year Equity Growth Projector

Where does your equity actually come from?

See how much you'd really own five years in — combining home value growth, mortgage paydown, and the cash flow you'd bank along the way.

Why this matters

When people say "real estate builds wealth," they usually mean one thing: appreciation, the property going up in value. But that's only a third of the picture. Every mortgage payment you make also pays down your loan balance — that's equity too, and it happens whether or not the market moves at all. Add in the cash the property puts in your pocket each year, and you get the full return, not just the headline one.

This tool adds up all three — appreciation, mortgage paydown, and cash flow — year by year, so you can see the real trajectory of your equity instead of guessing based on price growth alone.

It's the same table format used in real PropertyGrowth investment reports, just built so you can test any deal, any assumptions, in seconds.

Over 5 years, roughly 23.10% of your equity gain comes from appreciation, 42.41% from mortgage paydown, and the rest from cash flow banked along the way.

What these numbers mean

Appreciation
The property simply going up in value over time, based on your chosen scenario. This is the part that depends on the market — it's a projection, not a guarantee.
Mortgage paydown
Every payment you make shifts a bit of debt into ownership. Early in a mortgage most of the payment is interest, but the equity share grows every year — this happens regardless of market conditions.
Cash flow
The money left over each year after the mortgage and expenses — the part you could bank, reinvest, or use to help fund your next deal.
Return on down
That year's total equity gain (appreciation + paydown + cash flow) measured against your original down payment — the return on the actual cash you put in, not the full price of the property.

Estimates for planning purposes only — not financial advice. Appreciation and cash-flow growth are assumptions, not guarantees.
